The Design + Build Process
A Clear Path From Your First Ideas to Move-In
Building a custom home involves a lot of decisions. We guide you through the plans, pricing, selections, and construction stages so you understand what’s happening and what comes next.
Building a Custom Home, Step by Step
Know what to expect as your plans take shape.
Every custom home starts with a conversation about your ideas, property, priorities, and budget. From there, we work with you and our design partners to develop the plans, review site conditions, and work through selections before finalizing your construction price and agreement.
Once construction begins, we keep you informed with weekly progress updates and photos. Here’s what the process looks like from that first conversation through move-in day.
Step 1: Dream
Discovery & Vision Meeting
We start by getting to know you and how you want to live in your new home. We’ll talk through your ideas, the features that matter most, your budget, and where you’re planning to build.
What We’ll Discuss:
-
Your design ideas and inspiration
-
Preferred square footage and layout
-
Bedrooms, bathrooms, and everyday needs
-
Accessibility or aging-in-place features, if applicable
-
Budget expectations and priorities
-
Your preferred timeline
-
Whether you already own land or are still looking
If you have a property in mind, we’ll also discuss a site inspection to understand conditions that could affect your plans and construction cost.
Step 2: Design
Architectural Design & Customization
Bring a home plan you love or work with our design partners to develop one around your needs, property, and budget. We’ll review the design together and refine the details before moving forward.
The Design Phase May Include:
-
Home layout and room sizes
-
Floor plan customization
-
Exterior style and elevations
-
Features that fit your lifestyle
-
How the design works with your property
-
Materials and design preferences
-
Options that fit your budget
The goal is a home that works for the way you live, while keeping your priorities and budget in mind.
Step 3: Finishes + Interior Design Options
Making the Details Yours
From flooring to fixtures, your selections help shape the look, feel, and everyday function of your home. We’ll help you consider options that fit your style and budget.
Selections May Include:
-
Flooring
-
Cabinets
-
Countertops
-
Tile and backsplash
-
Lighting
-
Plumbing fixtures
-
Paint colors
-
Exterior colors and finishes
Our pricing includes allowances for certain fixtures and finishes. We’ll explain what’s included and how choices beyond those allowances can affect your final project cost.
Step 4: Pre-Construction Planning
Finalizing the Details Before We Build
Before construction begins, we bring together the plans, property information, and selections to establish your project’s scope and construction price.
We use a fixed-price construction agreement, with allowances for specified fixtures and finishes, so you can review the agreed costs and understand what your price covers.
This Stage Includes:
-
Reviewing site inspection findings
-
Confirming plans and key selections
-
Establishing the project-specific construction price
-
Reviewing allowances and the construction agreement
-
Identifying site, utility, and permit requirements
-
Planning the construction schedule and any needed site preparation
For projects with enough details to price, we typically provide the construction price within about two weeks of the initial meeting and site inspection.
Once the necessary details and agreements are finalized, we can prepare for construction.
Step 5: Build
Construction Begins (With Weekly Updates)
With the plans and agreements in place, we manage construction from foundation through completion. Our typical active construction timeline is approximately 28–32 weeks, although the schedule can vary depending on the home, property, and project requirements.
During Construction, You Can Expect:
-
Weekly progress updates
-
Photos showing your home’s progress
-
Communication about the construction schedule
-
Information about upcoming stages and decisions
-
Updates when changes affect the project’s scope or cost
If you request a change during construction, we’ll review the details and cost with you. Changes are documented and approved before the additional work proceeds.
Step 6. Final Walkthrough & Handover
Reviewing Your Finished Home
Before move-in, we’ll walk through the completed home with you, review the finished work, and identify any remaining details that need attention.
During the Walkthrough, We’ll Review:
-
Interior finishes and paint
-
Exterior finishes
-
Installed fixtures and lighting
-
Plumbing, electrical, and HVAC features
-
Appliances included in your project
-
Any touch-ups or adjustments needing attention
This is also your opportunity to ask questions about your new home before handover.
Step 7: Move-In + Warranty
