Building a Custom Home on Your Own Lot in Delaware

Already own a lot in Sussex or Kent County? You don’t have to figure out the entire building process before calling a builder.

At Dabar Home Builders, we start by learning about your property, the home you’re picturing, and your budget. From there, we can work toward a plan and construction price that fit your project.

The next step

I Have Land. Now What?

The first step isn’t ordering materials or picking finishes. It’s making sure the home, property, and construction budget work together.

01

Tell us about your lot

Bring the property address or parcel information, what you know about access and utilities, and any existing site documents. You don’t need everything figured out.

02

Talk through your home plans

Bring a plan you like or describe what you want. We can work with our design partners to develop a home around your priorities and property.

03

Review the property and price

We inspect the site and discuss conditions that could affect the build. Once necessary plans, selections, and information are available, we can establish a project-specific construction price.

04

Finalize the agreement and prepare to build

We review the agreed scope, pricing, and allowances before construction begins. Design, approvals, and other pre-construction work happen before the active building schedule.

What your property changes

The Lot Shapes the Project

Owning land is a head start, but two parcels can require very different planning. These are the kinds of questions worth discussing early.

01

Where can the home go?

Property boundaries, access, setbacks, and other applicable restrictions can affect a home’s placement and layout.

02

What utilities are available?

A lot might have access to public services, or it may need separate utility connections, a well, or an on-site wastewater system.

03

What site work may be necessary?

Terrain, trees, drainage, and access can influence the work required before and during construction.

04

What belongs in the project budget?

Land ownership doesn’t mean every site-related expense is covered. We review the scope to clarify what is included and what remains separate.

Your Plans or Our Design Partners

Have a floor plan in mind? Bring it. Starting with ideas instead? We can work with our design partners to develop a home around your property, priorities, and budget.

You don’t have to choose a standard floor plan to get started. The goal is a home that fits your situation—not to make your lot fit a preselected design.

Three Things Worth Bringing

Don’t hold off on calling because you don’t have a finished plan. Even a few basic details help us get oriented.

01

Property information

A lot address, parcel number, survey, or site plan if you have one.

02

Your home ideas

A floor plan, inspiration photos, or a simple list of rooms and must-haves.

03

Your budget

A realistic idea of your construction budget versus your total project budget.

A quick note on cost and timing

Know Which Numbers Come First

Dabar custom homes start around $250,000, with most projects falling between $250,000 and $750,000. Land purchase is generally separate, as are utility connections, septic systems, private wells, and upgrades beyond included allowances.

Once active construction begins, a typical build takes approximately 28–32 weeks. Design, pricing, approvals, and other pre-construction work occur beforehand.
