What Can You Build With a $400K, $500K, or $600K+ Budget in Delaware?
A number like $400,000 or $500,000 is a useful starting point. But a dollar amount alone doesn’t tell you which home design, features, or finishes will fit.
At Dabar Home Builders, we price each custom home around its plans, property, and selections. These budget ranges are conversation starters—not pre-priced home packages.
Here’s how to think about your priorities before we work out the price for your project.
Dabar custom homes start
Around $250K
Most Dabar projects
$250K–$750K
Land purchase
Generally separate
The $400K, $500K, and $600K+ examples below are planning ranges, not minimums or standard Dabar home prices.
Start with one important question
Is that your construction budget—or your total project budget?
A $500,000 construction budget is different from a $500,000 total project budget. Before comparing home features, decide what your number needs to cover.
Budget type 01
Construction budget
The amount you’re planning for the home itself. You’ll still need to account for any separate property, utility, well, septic, or other project expenses.
Budget type 02
Total project budget
The amount you have available for the whole undertaking, potentially including land, construction, separate site expenses, and other costs. That can leave less for the home itself.

Three ways to plan
What to consider at each budget level
More room in a construction budget can give you more choices. Which choices make sense depends on your plans, property, and priorities.
$400K–$500K
Build around the way you live
Start with the bedrooms, bathrooms, and everyday spaces you need. Then decide which finishes matter most to you and where you’re comfortable keeping things simpler.
A useful question
Would I rather improve the layout or put more toward favorite finishes?
$500K–$600K
Choose where to customize
Compare ideas like additional living space, a different garage layout, or more customized kitchens and bathrooms. These choices compete for budget, so explore them with actual plans and pricing.
A useful question
Would I value more space or more specialized finishes in the rooms I use most?
$600K+
Plan ambitious features intentionally
Consider features like more complex rooflines, additional rooms, or specialty materials. A higher budget may open possibilities, but site conditions and project scope still determine what fits.
A useful question
Which features make this home right for us—and which are nice but unnecessary?
Important: These are ways to plan at different budget levels—not examples of specific homes Dabar guarantees it can build for those amounts. We establish actual pricing from the plans, site inspection, scope, and selections.
Where the money goes
Same budget. Different priorities.
Two homeowners can start with the same number and want very different homes. These are examples of priorities to discuss, not finished designs or priced Dabar projects.
Homeowner A might prioritize
Living space and everyday layout
More attention to room layout, storage, and the spaces their household uses most—while keeping some material selections straightforward.
Homeowner B might prioritize
Finishes and special details
A different balance of space and design, with more emphasis on particular kitchen, bathroom, or architectural features.
Neither approach is automatically better. The right fit depends on how you want to live and which tradeoffs you’re comfortable making.
Before our first conversation
Bring a budget—and a short wish list.
You don’t need a completed plan to talk with us. A few details can make the first conversation much more productive.
Your budget
Is it for construction only, or for the full project?
Your property
Do you already own land, have a lot in mind, or still need to look?
Your must-haves
Which rooms, features, and everyday needs matter most?
Your flexible choices
Where could you simplify or make tradeoffs if needed?
From budget to a real price
Let’s see what makes sense for your project.
We’ll discuss your ideas and budget, review the property, and work through the details needed to establish a project-specific construction price.
