How Much Does It Cost to Build a Custom Home in Delaware?
Building a custom home in Sussex or Kent County? Understanding what your budget covers is one of the best places to start.
At Dabar Home Builders, custom homes start around $250,000, with most projects ranging from $250,000 to $750,000. Your actual price depends on your home, your property, and the materials and finishes you select.
Here’s what goes into that price—and what to consider when planning your budget.

What’s Included in Your Construction Price?
Our starting price generally covers construction of the home from foundation through completion, including base fixtures and finishes.
Depending on your project, land preparation may also be included. The specific work, materials, and selections covered will be identified in your construction agreement.
Generally included
- Home construction from foundation through completion
- Base fixtures and finishes
- Land preparation, when included in your project’s scope
Generally separate
- Purchasing land
- Utility connections
- Septic systems and private wells
- Upgrades beyond included allowances
Some normally separate items may be incorporated into your project at an additional cost. Design services, permits, and other property-specific expenses should also be clarified when reviewing your proposal.
An important distinction: Your home’s construction price and your total project budget aren’t necessarily the same. Make sure you’re accounting for everything your property and new home will require.
Five cost factors
What affects the price of your custom home?
Size matters—but your floor plan, property, and choices can matter just as much.
01
Home Size & Layout
Square footage matters, but it isn’t the whole story.
Two homes with the same square footage can have different costs depending on their layouts, rooflines, structural details, and overall complexity.
When planning your home, consider how much space you need and which features will make the biggest difference in your everyday life.
02
Your Property and Site Conditions
Already own land? That’s a great starting point, but the property itself can influence construction costs.
Factors such as terrain, access, and the work required to prepare the building area can affect your project.
We review your property during the pricing process so we can better understand what the site requires before establishing your construction price.
03
Utilities, Septic Systems, and Wells
Not every property has access to public water, sewer, or other utilities.
Depending on the location, your project may require utility connections, a private well, or an on-site septic system. These costs are generally separate from our starting construction price.
Delaware has specific requirements for well permits and septic systems. For example, septic approval involves a site evaluation and system design, which can affect what is possible on a particular lot.
If you’re considering purchasing land, these are important things to investigate early.
04
Materials & finishes
Cabinets, countertops, flooring, lighting, tile, plumbing fixtures, and other selections all contribute to your home’s final cost.
Our construction agreements include allowances for certain fixtures and finishes. An allowance is a specified amount set aside for a particular selection.
If you choose something that costs more than the allowance, the difference can increase your project price.
Knowing which selections matter most to you helps us discuss options that fit your priorities and budget.
05
Custom features & changes
Additional bathrooms, larger garages, elaborate architectural details, and other custom features can affect construction costs.
Changes made after the agreement is finalized can also affect the price.
We review requested changes and associated costs with you, then document them for approval before the changed work proceeds.
Considering a lot without public sewer or water? Review Delaware septic information and well-permit guidance before making assumptions about the property.
A note on square footage
Is Cost Per Square Foot a Good Way to Estimate Your Budget?
Cost per square foot can help you compare projects, but it can also be misleading.
A quoted square-foot price doesn’t necessarily tell you what finishes are included, whether site preparation is covered, or what expenses are separate.
Rather than relying on a single average, we recommend starting with your actual plans, property, and budget. That gives us a more useful basis for discussing what your home may cost.
The next step
How We Determine Your Construction Price
You don’t need every design detail figured out before contacting us. The estimate becomes more specific as we learn about your plans and property.
01
Talk about your plans
We discuss the home you want, your budget, preferred features, and any plans or selections you already have in mind.
02
Evaluate the property
We inspect the building site and review conditions that may affect the home’s design, construction, and cost.
03
Prepare your price
We establish a construction price based on the necessary plans, site information, selections, and project scope.
We typically provide a project-specific construction price within about two weeks of the initial meeting and site inspection, provided the information needed for pricing is available.
Understanding Your Construction Agreement
We use fixed-price construction agreements with allowances for certain fixtures and finishes.
Your agreement identifies the agreed construction work and price, along with the applicable allowances. Selections that exceed those allowances or changes to the agreed scope can affect the final cost.
We’ll review those details with you so you understand what your construction price covers.
